Garden Room Construction
Rob and Gary worked extremely hard to deliver a great product.
CSL garden rooms are built as fully insulated, structurally sound spaces designed for real long-term use. Our specification includes SIP panel construction, proper wall, floor and ceiling insulation, breathable membranes, OSB structural boarding and professional installation.
In simple terms:
Shed = storage
Summer House = occasional seasonal use
Enhanced Summer House = better, but still limited
CSL Garden Room = a genuine extension of usable living space
If you are planning to work from it, train in it, host guests, create a therapy room or use it throughout winter, the structure behind the finish matters just as much as how it looks.
Yes. CSL garden rooms are built for year-round use, not just dry summer days.
They are fully insulated and constructed to feel like a real usable room, rather than a lightweight outdoor building.
Often, no. Many garden rooms fall under permitted development, depending on size, height, position and how the room will be used. The Planning Portal says outbuildings can be permitted development if they meet the required limits and conditions.
There are situations where permission may be needed, especially if the building is very large, close to boundaries, forward of the main house, in a restricted area or used as sleeping accommodation.
This depends on size, access and specification, but most garden room projects are completed within a matter of weeks rather than months.
Using ground screw foundations can also speed things up, because there is no concrete curing time before the build can continue.
Yes. The configurator shows popular sizes and options, but CSL garden rooms can be tailored to suit your garden, layout and intended use.
If you need something slightly different, it can be priced and discussed properly.
Common uses include a home office, gym, studio, games room, guest space, music room, beauty room or therapy space.
The point is simple, it should work for your life, not just look good in the garden.
A well-built garden room can add usable space to your home without the disruption of a full extension.
It may also improve the appeal of your property, especially if it is built properly and designed for year-round use.
Ground screws are steel foundation screws installed into the ground to support a structure.
They are used instead of traditional concrete foundations and can provide a strong, clean and efficient base for garden rooms, decking and other builds.
Ground screws are quicker, cleaner and usually cause less disruption than concrete.
There is no large excavation, no long drying time and the structure can normally be built on them straight away once installed.
Yes, when installed correctly. Ground screws are designed to take load and provide a stable base for structures such as garden rooms.
The important part is correct positioning, ground assessment and installation. It is not just about putting screws in the ground and hoping for the best.
They work in many ground conditions, but not every site is the same.
Ground conditions, levels, access and the intended structure all need to be considered before confirming the best foundation approach.
Ground screws are designed as a long-term foundation system.
Their lifespan depends on specification, ground conditions and correct installation, which is why using an experienced installer matters.
Yes. Ground screws can be used for garden rooms, decking, walkways, outdoor structures and some extension-related applications.
They are a flexible option where a clean, accurate foundation system is needed.
They normally cause far less disruption than digging out for concrete.
That said, roots, trees and protected areas still need to be treated properly. If there are trees nearby, the layout should be checked before anything is installed.
In many cases, yes. Ground screws can often be removed or adjusted more easily than concrete foundations.
That makes them a useful option where a cleaner and more flexible foundation method is preferred.
They can be a lower-impact alternative to concrete because they reduce excavation, waste and the amount of concrete used.
They also keep disruption to the surrounding garden much lower in many cases.
It usually starts with a conversation about what you want the room for, where it will go and what specification makes sense.
From there, CSL can look at design, pricing, foundation requirements and the build itself. The aim is to keep the process clear and practical from the start.
You can use the configurator to get a clear idea of cost based on popular sizes and options.
For anything more tailored, CSL can provide a quote based on your space, access and specification.
The configurator is designed to give a clear and realistic guide.
Final pricing may still need to be confirmed once access, ground conditions and any bespoke details have been reviewed.
Yes. The configurator is based on common layouts, but CSL can create garden rooms in different sizes, shapes and finishes.
If you do not see the option you want, it does not mean it cannot be done.
CSL is based in Kent and works mainly across Kent and surrounding areas.
If you are slightly further away, it is still worth asking.
CSL focuses on proper construction, specialist foundations and long-term use.
The difference is in the structure, not just the finish. These are not lightweight buildings dressed up to look like garden rooms.
Yes. CSL garden rooms are fully insulated and designed for year-round use.
That is one of the biggest differences between a proper garden room and a summer house or shed.
There will always be some activity during a build, but the process is planned to keep disruption sensible.
Ground screws also help reduce mess compared with traditional concrete foundations.
Yes. In fact, it is usually the best place to start.
A quick conversation helps confirm what you need, what is possible and what sort of budget makes sense.
Not always. Some outbuildings are exempt from building regulations, but this depends on size, use and whether the building includes sleeping accommodation. LABC guidance says exempt outbuildings must not contain sleeping accommodation.
If electrics, plumbing, sleeping use or more involved works are included, extra checks may be needed.
This depends on height and position. A common rule is that if an outbuilding is within 2 metres of a boundary, the overall height is usually limited to 2.5 metres to stay within permitted development.
CSL can advise on positioning before anything is finalised.
Yes, in many cases. Ground screws can be a good option for uneven or sloping ground because they allow the structure to be levelled without major excavation.
The site still needs to be checked properly first.
Occasional guest use and permanent sleeping accommodation are not the same thing.
If the building is intended as regular sleeping accommodation, planning and building regulations may apply. Most permitted development garden rooms are meant to be incidental to the main house, not separate living accommodation.
Many insurers can cover garden rooms, but policies vary.
You should tell your insurer once the garden room is built, especially if you plan to keep expensive equipment inside.
Usually this is not something most homeowners arrange separately, but it is worth checking your own home insurance if you are unsure.
CSL can also talk you through how the build will be managed before work starts.
Yes, they can be built with secure doors, glazing and locks.
If you plan to use it as an office, gym or music room, security should be discussed as part of the specification.
Yes. Most garden rooms include electrics for lighting, sockets, heating and internet connection.
Electrical work should be completed safely and to the correct standard.
A properly built garden room should be far more comfortable than a shed or basic summer house.
Insulation helps in summer as well as winter, and ventilation, glazing and positioning all make a difference.
You will lose some garden footprint, but gain a usable room.
The right size and position should make the garden feel more useful, not just smaller.
Some parts can usually be upgraded later, such as finishes, electrics or internal use.
Moving the whole structure is more involved, so it is better to get the position and size right from the start.
Maintenance depends on the cladding, decking and finishes chosen.
Most garden rooms need simple upkeep, such as cleaning, checking seals and looking after external finishes over time.
A good garden room can add appeal and usable space, which may help property value.
The stronger benefit for most people is day-to-day use, having a proper space without needing a full house extension.
Limited access does not always stop a project.
It just needs to be considered early, as it can affect materials, timings and installation method.
